Repairs that get handled
Report a repair by email and it is logged, triaged and assigned the same working day. Urgent problems — heating, water, security — are treated as urgent, with out-of-hours routes for genuine emergencies.
For tenants
If you are looking for a rented home in Middlesbrough, Stockton, Redcar or Thornaby, we will be straight with you about the process, the paperwork and what happens after you move in. Good tenancies start with clear expectations on both sides.
How to apply
We keep a register of people looking across Teesside — from studio flats near Teesside University and the town centre, to family houses around Acklam, Hartburn and Redcar. Register your requirements with us and we will contact you when something suitable comes up, before it is widely advertised.
Every viewing is accompanied, every question answered in plain English, and every applicant is assessed against the same clear criteria. There are no hidden hurdles and no surprises at the referencing stage.
Register with usFrom viewing to keys
The path from first viewing to moving-in day is the same for every tenancy we arrange.
Attend a viewing, ask us anything about the property or the street, and complete a short application if it feels right.
We verify identity and right to rent, run credit and affordability checks, and take references from your employer and previous landlord or agent. If a guarantor is needed, we tell you early and explain exactly why.
You receive the tenancy agreement and the government's How to Rent checklist in good time to read. Your deposit is registered with a government-approved protection scheme and the prescribed information is served to you.
We walk the property with you against the inventory, hand over the keys, and make sure the smoke and carbon monoxide alarms are working before you move your boxes in.
After you move in
01
Report a repair by email and it is logged, triaged and assigned the same working day. Urgent problems — heating, water, security — are treated as urgent, with out-of-hours routes for genuine emergencies.
02
We inspect the property periodically to keep it in good condition, always with proper written notice and at a time that works for you. You are welcome to be present.
03
Your deposit sits with a government-approved scheme, not in our bank account. At check-out we assess against the inventory, agree any deductions with evidence, and support the scheme's dispute process if we disagree.
Where you could live
Our managed homes stretch across the conurbation: town-centre and university-area apartments in Middlesbrough, riverside and suburban homes in Stockton, coastal living in Redcar, and well-connected streets in Thornaby.
Tell us your commute, your budget range and your must-haves, and we will only show you homes that genuinely fit — we would rather tell you to wait than waste your time.
Tell us what you needCommon questions
Photo identification, proof of your right to rent in the UK, proof of income or funds, and contact details for your employer and current or previous landlord or agent. The whole process typically runs across a few working days once we have everything.
It depends on the property and the owner. Where a home is suitable and the owner agrees, we put the permission in writing as part of the tenancy so there is no ambiguity later.
Email hello@89boroughroadlettings.co.uk with the property address, a description and a photo if useful. You will receive an acknowledgement and a reference for the repair the same working day.
We will contact you before the end date to discuss renewal or notice. If you are moving on, we arrange the check-out against the inventory, agree the deposit position, and provide references for your next home promptly.
The same small team that signed you up. Email us and a named person — not a ticket queue — will deal with it. Serious concerns can always be raised directly with the director.
They were honest about the flat's quirks before we signed, and every repair since has been sorted quickly. It is the first letting agent I have actually recommended to friends.L. Brennan — tenant, Middlesbrough
Referencing was explained properly, the inventory was fair, and we got our full deposit back at the end with no argument. Exactly how it should work.P. & K. Adeyemi — former tenants, Redcar
