About the agency

A Teesside agency, built one street at a time.

89 Borough Road Lettings (NE) Ltd is an independent residential lettings and property management company working from 71 Borough Road in Middlesbrough town centre — close enough to every property we manage to actually manage it.

Why Borough Road

We chose the street our landlords know.

Borough Road has always been one of Middlesbrough's working arteries — running from the town centre past Teesside University and out towards the suburbs. Letting homes from this street means we are on the doorstep of much of the housing we manage, and minutes from the A66 for Stockton, Thornaby and Redcar.

We deliberately stay small. A portfolio we can drive across in twenty minutes is a portfolio we can inspect properly, respond to quickly and talk about accurately when an owner calls.

Leadership

Directed by Georgina Branson.

The company is directed by Georgina Branson, who has spent her career in Teesside property — first maintaining and refurbishing homes across Middlesbrough and Stockton, then managing tenancies for owners who wanted one accountable person rather than a rotating cast of call handlers.

Georgina set up 89 Borough Road Lettings (NE) Ltd around a simple conviction: a letting agency earns its keep through responsiveness and accuracy, not through volume. Landlords get straight answers; tenants get their repairs; certificates never lapse quietly in a drawer.

Every managed file in the office is handled with the same discipline she applies to her own properties — documented, diaried and followed through.

How we work

Three principles, no small print.

01

Answer, then act

Emails get a reply within one working day, repairs get acknowledged the day they arrive, and landlords hear about problems after we have already started solving them. Silence is the one thing we never offer.

02

Document everything

Inventories with photographs, inspection reports, certificates, statements and correspondence — every file we keep would satisfy an accountant, a lender or a deposit adjudicator, because one day it might have to.

03

Local knowledge, used

We know which streets around the university turn over quickly, where demand comes from at Teesside Park and the hospitals, and which parts of Middlesbrough fall under additional licensing. That knowledge shapes advice you can act on.

What we manage

The homes of Teesside, not a spreadsheet.

Our managed portfolio is deliberately ordinary in the best way: terraced houses within walking distance of Borough Road, semis near Albert Park and in the Acklam and Linthorpe wards, flats for professionals and students around the town centre and university, and family homes further out in Stockton, Thornaby and Redcar.

We do not chase every property that comes to market. We take on the homes we can look after properly, and we stay close enough to each one to notice the small things before they become expensive things.

What sold me was the walk-through valuation. Georgina knew the street, the school catchment and what the house would realistically let for — before she had opened her notebook.

As a first-time tenant I had a hundred questions. Every one was answered properly, in writing. That is rarer than it should be.
