Cookie policy.
This policy explains what cookies are, the categories used on this website, how our consent banner works, and how you can control or delete cookies at any time.
Effective date: 1 October 2026
1. What cookies are
A cookie is a small text file that a website stores on your device when you visit. Cookies allow the site to remember things between pages and between visits — for example, that you have already answered a consent question, or how visitors move through the pages. Similar technologies, such as browser local storage, work in a comparable way and are covered by this policy.
Cookies may be set directly by the website you are visiting (first-party cookies) or by other services whose content the website loads, such as an embedded map or an advertising network (third-party cookies).
2. The categories used on this website
We group the cookies and similar technologies used on this site into four categories. Non-essential categories — preferences, analytics and advertising — are only used if you accept them in the consent banner.
| Category | Purpose | Duration |
|---|---|---|
| Strictly necessary | Required for the site to function — for example, the locally stored record of your cookie consent choice, which the site checks so the banner is not shown on every page. These do not track you and cannot be switched off through the banner. | Stored in your browser's local storage until you clear it via the "Cookie settings" link or your browser. |
| Preferences | Remember choices you make (such as dismissing the banner) so the site behaves the way you left it. No preference cookies are currently set beyond the consent record above. | Typically session-based or up to 12 months. |
| Analytics | Help us understand aggregate visitor numbers, popular pages and how people navigate the site, so we can improve it. Where used, these are privacy-conscious, aggregate measurements rather than individual profiling. | Where used, up to 24 months, renewable only with continued consent. |
| Advertising | Set by Microsoft Advertising when ads are displayed on this site: to deliver and measure ads, limit how often you see the same one, prevent fraud, and — only with your consent — personalise ads based on your browsing activity. See our advertising policy. | Varies by cookie; commonly up to 13 months. |
3. Embedded content and third-party cookies
The contact page on this site embeds a Google Maps map. When the map loads, your browser connects directly to Google and Google may set its own cookies and process data such as your IP address under Google's privacy policy. These cookies are third-party cookies that we do not control. If you do not wish Google to set cookies, avoid loading the map and contact us by email instead.
4. How the consent banner works
The first time you visit any page on this website, a banner appears at the bottom of the screen explaining that we use cookies and offering two choices:
- Accept — allows preferences, analytics and advertising cookies to be used.
- Decline — restricts the site to strictly necessary storage only.
Your choice is recorded in your browser's local storage under a site-specific key, and the banner will not be shown again on subsequent visits or other pages. The banner contains a link to this policy so you can read the details before deciding.
5. How to withdraw or change your consent
You can change your mind at any time. Click the "Cookie settings" link in the footer of any page: this clears your stored choice and brings the consent banner back so you can accept or decline again. Withdrawing consent does not affect the lawfulness of any processing that took place while consent was in place, but it stops non-essential cookies from being used from that point on.
6. Browser-level cookie controls
Every mainstream browser lets you see, restrict, block or delete cookies through its settings. You can delete all cookies currently on your device, and set your browser to refuse cookies altogether or to prompt you before a cookie is stored. How you do this varies by browser:
- Google Chrome: Settings → Privacy and security → Cookies and other site data
- Mozilla Firefox: Settings → Privacy & Security → Cookies and Site Data
- Microsoft Edge: Settings → Cookies and site permissions → Manage and delete cookies
- Safari: Preferences → Privacy → Manage Website Data (or Privacy in newer versions)
Blocking all cookies may affect how parts of this website work — for example, the site may not remember that you have already answered the consent banner. Blocking third-party cookies specifically will limit advertising and embedded-content cookies while leaving the core site functional.
7. Changes to this policy
We review this policy alongside our privacy policy and update it when the cookies used on this site change. The effective date above shows which version is currently in force. If you have questions about cookies on this site, email hello@89boroughroadlettings.co.uk.
