Advertising policy.
Pages on this website may display advertising. This policy explains how that advertising is served, how Microsoft Advertising uses cookies and data, and how you can opt out of personalised ads.
Effective date: 1 October 2026
1. Advertising on this website
Some pages of this website carry display advertising. Those ads are served by Microsoft Advertising (the advertising platform operated by Microsoft, associated with the Bing search network and its partner sites). We do not choose the specific ad you see and we do not sell your personal information to advertisers. Advertising helps us keep this website freely available.
2. How ad serving works
When a page that carries advertising loads, your browser requests an ad from Microsoft's ad server. Microsoft selects an ad based on factors that may include the content of the page, the general characteristics of your device and browser, your broad geographic location derived from your IP address, and — only where you have consented — your previous browsing activity. The ad is then displayed alongside our content.
Microsoft may place cookies on your device through this process and may receive standard technical information such as your IP address, browser type and device identifiers.
3. Microsoft's use of cookies and data
Microsoft uses cookies and similar technologies to:
- Deliver ads to your browser and record that delivery (impressions).
- Limit how many times you see a particular advertisement.
- Measure campaign performance and detect click fraud and invalid traffic.
- Build an advertising profile over time so that ads can be matched to inferred interests — this applies to personalised advertising only, and only where you have consented to advertising cookies on this site.
Microsoft acts as a separate data controller for this processing and handles any personal data it collects under its own privacy statement, available at https://privacy.microsoft.com/en-us/privacystatement. Microsoft's advertising-specific policies can be found at https://about.ads.microsoft.com/en-us/policies.
4. Personalised and non-personalised ads
Non-personalised advertising is based on the context of the page you are reading — for example, an ad related to property or home services appearing on a page about lettings. It does not use your browsing history to select the ad, though limited technical data (such as a coarse location) may still be processed for delivery, measurement and fraud prevention.
Personalised advertising additionally uses a profile of your inferred interests built from your activity across websites that participate in Microsoft's advertising network. We only allow personalised advertising cookies to be used on this site if you click "Accept" on the consent banner. If you decline, any ads you see will be non-personalised.
5. How to opt out
You have several routes to control or opt out of personalised advertising:
- Microsoft ad personalization settings — sign in to your Microsoft account and adjust your advertising preferences in the privacy dashboard, where you can turn off personalised ads from Microsoft.
- This website — click "Cookie settings" in the footer of any page and decline advertising cookies in the consent banner, or withdraw a previous acceptance.
- Digital Advertising Alliance (DAA) — opt out of interest-based advertising from participating companies at https://optout.aboutads.info.
- Network Advertising Initiative (NAI) — opt out at https://optout.networkadvertising.org.
- Your browser — block third-party cookies in your browser settings, which prevents most cross-site advertising cookies from being set. Note that this may affect the measurement of ads and, on some sites, ad-funded content.
Opt-outs are generally recorded through an opt-out cookie or a device-level signal, so if you clear your cookies or use a different browser or device you may need to repeat the opt-out.
6. What we do not do
- We do not sell, rent or trade personal data to advertisers.
- We do not allow advertising that promotes unlawful discrimination in housing, and Microsoft prohibits such ads under its own policies.
- We do not run pop-up, pop-under or auto-playing audio ads on this site.
7. Questions and changes
If you have questions about advertising on this website, email hello@89boroughroadlettings.co.uk. We review this policy alongside our privacy policy and cookie policy and update it when our advertising arrangements change; the effective date above shows the version currently in force.
