For landlords

Your property, professionally managed.

Owning a rented home in Middlesbrough, Stockton, Redcar or Thornaby should be straightforward. We take on the referencing, the paperwork, the rent collection, the repairs and the compliance diary — and keep you informed at every step.

Full management

The completely hands-off service.

Full management is what most of our landlords choose, and it is the service our office on Borough Road was built around. Once the tenancy starts, we become the tenant's first point of contact — for repairs, for questions, for the day-to-day — and your single point of contact for everything that follows.

You receive clear statements, timely updates when something needs your decision, and an inspection record you can hand to an accountant, a lender or a buyer without explanation.

  • Rent collection and prompt chasing of arrears, with escalation agreed with you in advance
  • Scheduled property inspections with photographic reports
  • Maintenance coordination with trusted local trades
  • Renewals, rent reviews and check-out administration
  • Deposit dispute support with evidence from your file

The lettings process

From valuation to first rent, in four steps.

Every managed tenancy follows the same disciplined path. You always know what has happened, what is happening next, and who is doing it.

1

Visit & valuation

We walk through the property with you, advise on presentation and realistic demand for the street, and agree the tenancy structure before anything is marketed.

2

Prepare & market

Photographs, floor-plan style description, inventory and compliance checks are completed, then the property is promoted to our registered applicant list.

3

Reference & move in

Applicants are referenced for credit, affordability and history. We prepare the agreement, register the deposit with a government-approved scheme and meet the tenant at the property for check-in.

4

Manage & report

Rent is collected, inspections are carried out, repairs are coordinated and you receive plain-English updates — monthly when all is quiet, immediately when it is not.

Beyond full management

Other ways we support owners.

01

Tenant find only

Ideal if you are confident running the tenancy yourself but want it set up properly. We market, conduct viewings, reference rigorously, prepare the agreement and register the deposit — then hand over a complete, correct file.

02

Rent collection handling

A middle path: we handle the standing orders, statements and arrears chasing while you keep the repairs and inspections. Many portfolio landlords use this between tenancies while they decide on full management.

03

Compliance coordination

We maintain the compliance calendar for your properties — energy performance certificates, annual gas safety records, electrical installation condition reports and smoke and carbon monoxide alarm checks — booking approved engineers before anything expires.

Compliance, kept

The rules change. Your file stays current.

Letting a home in England carries a stack of obligations — energy performance, gas and electrical safety, deposit protection, right to rent and, in parts of Middlesbrough, additional licensing requirements where a selective scheme applies. Missing one is expensive and entirely avoidable.

Our job is to know which obligations apply to which property, diary every deadline, and coordinate the right engineer or assessor with your consent. You approve; we arrange; the certificate lands in your file.

  • Energy Performance Certificates (EPC) arranged before marketing and renewed in time
  • Annual gas safety records through Gas Safe registered engineers
  • Electrical installation condition reports and remedial works
  • Smoke and carbon monoxide alarm checks at the start of every tenancy
  • Deposit registration and prescribed information, served correctly

Inspections & reporting

You see what we see.

Every managed property is inspected on a scheduled cycle, and every inspection produces a written, photographic report. Issues are triaged the same day: urgent repairs are actioned, minor wear is logged, and anything that needs your decision comes to you with a recommendation.

  1. Check-in inventory

Room-by-room condition record with photographs, agreed and signed before keys are released. This becomes the benchmark for the end of the tenancy.

  2. Routine inspections

Scheduled visits during the tenancy to check condition, spot emerging maintenance early and confirm the property is being cared for. Reports land with you promptly after each visit.

  3. Repair coordination

We brief trusted local trades, agree access with the tenant, check the completed work and only then release payment. You see the invoice and the outcome.

  4. Renewal or check-out

We handle rent reviews and renewal paperwork, or conduct the check-out against the inventory, manage deposit negotiations and prepare the property for re-let.
