Residential lettings & property management

Good homes, managed properly, on Borough Road.

We are an independent lettings agency working from 71 Borough Road in the heart of Middlesbrough, looking after landlords and tenants across Teesside — from Linthorpe and Acklam to Stockton, Redcar and Thornaby.

An agency that answers the phone

Local, independent, and accountable to the street we sit on.

89 Borough Road Lettings (NE) Ltd was set up to do one thing well: run rented homes across Teesside so that landlords sleep at night and tenants are treated fairly. We are not a national call centre — when you contact us you speak to the small team that handles your keys, your inspections and your rent statements.

From our office on Borough Road we manage terraces and semis around Middlesbrough town centre, family homes near Albert Park, and growing numbers of properties across the river in Stockton and Thornaby, and down towards Redcar.

How full management works

Four steps, one point of contact.

Our full management service covers everything from the first viewing to the final check-out. Here is how it runs.

1

Onboarding & valuation

We visit the property, advise on presentation and positioning, agree the tenancy terms with you and prepare the paperwork — inventory, photographs and compliance checks included.

2

Marketing & referencing

Your property is listed and shown to registered applicants. Every applicant is referenced thoroughly — credit, affordability, employment and previous landlord history — before anyone is proposed to you.

3

Move-in & compliance

We draw up the tenancy agreement, register the deposit with a government-approved scheme, and coordinate the certificates that keep you legal — EPC, gas safety and electrical reports, and smoke and carbon monoxide alarms.

4

Ongoing management

Rent collection, routine inspections, repairs coordinated with trusted local trades, renewals and check-outs — all reported to you in plain English, on schedule.

What we do

Three ways we can help.

Whether you want a completely hands-off arrangement or help with a single stage of the let, the service scales to suit the property and the owner.

01

Full management

Our most complete service. We take the day-to-day running of the tenancy off your hands entirely — rent collection, inspections, maintenance coordination, compliance diary and end-of-tenancy administration, with statements you can actually read.

How management works

02

Tenant find

We market the property, conduct viewings, reference applicants rigorously and set the tenancy up correctly — agreement, deposit registration and prescribed information — then hand the running of it back to you.

03

Compliance coordination

Certificates expire, rules change and council schemes arrive. We keep the compliance diary for your portfolio — EPCs, gas safety records, electrical installation reports and alarm checks — and chase each one before it lapses.

Staying compliant

Where we work

Teesside, street by street.

We concentrate on the towns we can drive across in twenty minutes, so an inspection never waits a fortnight.

Middlesbrough

Our home turf — town centre apartments, terraces around the university and Linthorpe, and family streets from Acklam to Nunthorpe.

Stockton

Riverside flats and suburban semis, from the High Street and Trinity Green out to Hartburn and Fairfield.

Redcar

Coastal homes and established neighbourhoods, from the seafront and Esplanade inland to Dormanstown and beyond.

Thornaby

Victorian terraces and post-war estates on the south bank, handy for Teesside Park, the A66 and the wider conurbation.

In their words

What clients tell us.

After two years with a national agent I moved two flats to 89 Borough Road. Inspections now happen when they say they will, and I get one clear statement instead of three confusing emails.
A. Matthews — landlord, Linthorpe
When our boiler failed on a Sunday night in January they had a plumber out before the school run on Monday. You remember that kind of thing when you are renting.
S. Rahman — tenant, Acklam
They spotted that our gas certificate was about to lapse and had the engineer booked before we had even noticed. That is exactly why we pay for full management.
D. O'Neill — landlord, Thornaby-on-Tees
